North coast
From Tarpon Springs down to Dunedin, the water is St. Joseph Sound, the Anclote River, and the gulf side of the causeways. Houses are older cottages, marina buildings, and low lots on bayous.
Tarpon Springs City
Sponge Docks and the Anclote River. Older wood houses and marina streets take roof leaks and storm water.
Crystal Beach Neighborhood
Unincorporated gulf neighborhood north of Dunedin. Low houses between the gulf and the bayous.
Ozona Neighborhood
Unincorporated waterfront next to Palm Harbor, on St. Joseph Sound. Docks and older homes, not a high-rise beach.
Palm Harbor City
Most of Palm Harbor is inland. Coastal calls are the Ozona edge and the bayou lots, not a gulf-front condo.
Dunedin City
Downtown marina and the causeway toward Honeymoon Island. Older cottages downtown, newer houses off the water.
Clearwater and Sand Key
Clearwater splits into a mainland harbor and a barrier island. The Memorial Causeway and the Sand Key bridge change the drive once a truck is already in the county.
Clearwater City
Mainland harbor, coach houses, and older blocks east of the causeway. Supply-line breaks and AC leaks on slab homes.
Island Estates Neighborhood
Harbor neighborhood between downtown Clearwater and the beach. Low lots, docks, and a bridge to the mainland.
Clearwater Beach Island
Barrier island of condo towers and hotels. The usual loss is a stack leak or wind-driven rain through a slider.
Sand Key Island
South of Clearwater Beach. High-rise condos face the gulf on one side and the intracoastal on the other.
Gulf Boulevard beaches
Belleair Beach through Treasure Island is one narrow barrier island. Gulf Boulevard is the only through road. Gulf on the west, Intracoastal Waterway on the east. Condos, cottages, and elevated houses share the same wind and the same flood risk.
Belleair Beach City
Gulf and intracoastal lots at the north end of the island. Mostly houses and small condo buildings.
Belleair Shore City
The smallest town on this coast. Single-family gulf lots between Belleair Beach and Indian Rocks Beach.
Belleair Bluffs City
Mainland side of the intracoastal, across from Belleair Beach. Not a gulf beach, but waterfront calls still come from here.
Indian Rocks Beach City
Narrow downtown on Gulf Boulevard. Cottages and small motels converted to condos. Roof edges and sliders fail in a hard west wind.
Indian Shores City
Just south of Indian Rocks Beach. Gulf-front condos and houses on both sides of Gulf Boulevard.
Redington Shores City
Short stretch of gulf condos and intracoastal homes between Indian Shores and North Redington Beach.
North Redington Beach City
Residential gulf town. Fewer towers than Madeira Beach. Still a barrier-island slab and elevated mix.
Redington Beach City
Single-family gulf lots south of North Redington. King tides and wind-driven rain reach the ground floor.
Madeira Beach City
John's Pass is the landmark. Condos, cottages, and commercial buildings on a dredged pass.
Treasure Island City
Gulf condos and the Sunset Beach end of the island. Intracoastal houses sit one lot off the water.
St. Pete Beach, Pass-a-Grille, and Tierra Verde
South of Treasure Island the island becomes St. Pete Beach, then the Bayway islands. Bridges, not distance from Clearwater, are what slow a truck down.
St. Pete Beach City
Gulf Boulevard condos and hotels from Upham Beach south. Stack leaks and wind-driven rain are the standing calls.
Upham Beach Neighborhood
North end of St. Pete Beach. Gulf-front condos on a stretch of beach that erodes in storms.
Pass-a-Grille Neighborhood
South end of St. Pete Beach. Older cottages, small condos, and a grid of streets that flood in a hard rain.
Tierra Verde Island
Islands on the Pinellas Bayway. Elevated houses and condos. Every arrival crosses a bridge.
Isla del Sol Neighborhood
Condo island on the Bayway between St. Petersburg and Tierra Verde. Stack leaks and garage flooding.
St. Petersburg waterfront
St. Petersburg faces Tampa Bay, not the gulf, except where the Bayway reaches the beaches. Waterfront neighborhoods are canals, seawalls, and low streets that flood on a king tide.
Downtown St. Petersburg Neighborhood
Waterfront towers along the bay. A failed line on an upper floor wets the units below it.
Old Northeast Neighborhood
Historic houses and a few bay lots north of downtown. Older plumbing and plaster that holds moisture.
Snell Isle Neighborhood
Seawall lots and a golf-course island. Water comes from the bay side and from aging supply lines.
Shore Acres Neighborhood
Low streets north of downtown that flood in heavy rain and high tides. Dry-out here is about the slab and the lower walls, not a beach condo.
Venetian Isles Neighborhood
Finger islands and docks east of Shore Acres. Seawall and ground-floor flooding.
Riviera Bay Neighborhood
Waterfront blocks north of Shore Acres. Older houses on the bay.
Coquina Key Neighborhood
Bay neighborhood reached by a short bridge. Canal lots and mid-century houses.
Broadwater Neighborhood
South St. Petersburg canal neighborhood. Ground floors and garages take the water first.
Bahama Shores Neighborhood
Canals near the Skyway approach. Elevated and slab houses mixed together.
Maximo Neighborhood
South St. Petersburg near Maximo Marina. Condos and houses close to the bay.
Pinellas Point Neighborhood
The south tip of the peninsula. Waterfront lots looking toward the Skyway.
Boca Ciega Bay
The mainland behind the beaches is Boca Ciega Bay. These are not gulf-front towns. They still flood, and the condos face the same intracoastal as the barrier island.
Gulfport City
Waterfront downtown and a marina on Boca Ciega Bay. Older cottages a few blocks off the water.
South Pasadena City
Small city of condos on the bay between St. Petersburg and the beaches. Stack leaks are the common call.
Safety Harbor City
Old Tampa Bay, on the north interior coast. Downtown marina and bluff houses. Not a gulf beach.
